What is the deposit amount and is it refundable?
The deposit is equal to 2 weeks of rent unless otherwise advertised, and it will be refunded at move-out provided the room is returned in good condition and all obligations are met.
How often do I need to pay rent?
Rent must be paid every 4 weeks in advance, with the first rent payment due on your move-in date after key collection.
What payment methods are accepted?
If you are newly arrived and do not yet have a bank account, the first payment may be made in cash; however, all future rent payments must be made via bank transfer, and you are expected to open a bank account by your move-in date.
What is the minimum stay requirement?
The minimum stay is 3 months for shared rooms and 6 months for private rooms unless otherwise agreed in writing.
What if I need to move out before the minimum stay period?
If you move out during the minimum stay period, you are responsible for finding a suitable replacement tenant, and a one-time contract transfer fee of 100 dollars per person or 150 dollars per couple will apply; the deposit will be refunded after a successful transfer.
I just saw the house and I like it! How do I confirm my stay?
To confirm your booking, you must transfer the deposit and send a screenshot of the payment, a copy of your passport, visa, and your email address; your room is secured only after the deposit is received.
Can I cancel after confirming my stay?
Once a booking is confirmed, rent for any unused days is non-refundable, and if you cancel the contract, the contract transfer process will apply.
When will I receive my contract?
The contract will be prepared and sent to your provided email address within 48 hours after payment has been completed.
How much notice do I need to give before moving out?
After completing the minimum stay period, you must provide at least 4 weeks’ written notice before moving out so we can arrange the next tenant.
Are utility bills included in rent?
Internet, electricity, and hot water are included in the rent, with a usage cap of 250 dollars per month per property. If total utility bills exceed 250 dollars in a month, the excess amount will be divided equally among all tenants in the property; for example, if the bill is 300 dollars, the additional 50 dollars will be shared equally.
What are the cleaning responsibilities?
Cleaning of common areas such as the kitchen, living room, bathroom, and hallways is rotated among tenants based on the number of housemates. Clear photos of the cleaned areas must be sent to the house WhatsApp group no later than Monday at 12 PM (midday).
Can I smoke in the house or at the balcony?
Smoking is strictly prohibited inside the house and on balconies; if you wish to smoke, you must do so outside on the street.
Are there quiet hours?
We ask you to please be respectful of your flatmates, as everyone study and work full time. After 10 PM, all tenants must keep noise levels low and must not use washing machines or dryers. If you wish to talk on the phone, please go to the lobby or in your room.
